Lake Forest Water Damage Pros is a water damage and mold restoration company based in Lake Forest, California. We answer a 24/7 emergency line at (949) 670-0939, send crews to Lake Forest and five nearby cities in Orange County, and handle a loss from the first extraction to the final coat of paint.
This page explains how we work and where our limits are, because homeowners deserve to know both before they call.
How a job works
Call
A dispatcher asks what you see and tells you what to shut off.
Assess
Moisture meters and thermal imaging show where the water went.
Dry
Extraction, air movers and dehumidifiers run until readings reach a dry reference.
Rebuild
Drywall, flooring and paint are replaced once the structure is dry.
Every job starts with a written scope and an explanation of how the price is set. The main factors are the water category, the affected area, the materials involved, the drying days and the rebuild scope. We explain those before work starts so there are no surprises.
We name the industry standards we follow, ANSI/IICRC S500 for water damage restoration and S520 for mold remediation, so you can ask any company whether its crews work to them.
What we do not do
- ✓We do not fix plumbing. A plumber repairs the pipe, and we handle the water and the damage.
- ✓We do not waterproof foundations. A drainage or waterproofing contractor addresses water that keeps entering.
- ✓We do not perform independent mold clearance testing. A third-party assessor does that so the result is not graded by the company that did the work.
- ✓We do not remove asbestos. If your ceiling or wall coating may contain asbestos, a registered abatement contractor comes first.
- ✓We do not promise coverage decisions. Your insurer decides, and we document the loss.
Where we work
Our base is in Lake Forest, which incorporated in 1991, and our service area includes Mission Viejo, Irvine, Laguna Hills, Aliso Viejo and Rancho Santa Margarita. Each city has different housing, drainage and permit offices, which is why each has its own page.
We work in homes and small commercial properties. Large industrial losses and fire damage are outside what this site covers.
Standards, licensing and honesty
Our restoration professionals are licensed and insured. We do not publish license numbers or insurer names here, and we do not claim certifications we cannot show you. If a company will not tell you what its license covers, treat that as a warning sign.
California has no state license for mold assessors or remediators, according to the state health department, and building work of $500 or more needs a licensed contractor. Ask for the scope in writing and keep your receipts.
How we explain price
Homeowners often ask for a number on the first call. We understand why, but the same burst pipe can be a small job or a whole-house project, and a number given without seeing the water is a guess.
What we can do on the phone is explain what will drive the price: how much water there is, how long it has been there, whether it came from a clean or contaminated source, what materials it touched and how many days of drying the structure will need.
After the walkthrough, you get the scope and the price explained before work starts. If the scope changes because demolition reveals hidden damage, we tell you before continuing, not after.
What we ask of you
Help us help you by doing three simple things before the crew arrives. Close the main water valve if you can reach it safely, stay out of water that touches electrical outlets, and take photos of the source and the wet areas. Those steps limit the damage and give your insurer what it asks for.
If the water is sewage or came from outside flooding, stay out of it entirely and wait for the crew. The EPA tells homeowners to call a professional with experience in contaminated water for sewage cleanup.
